House Rules
To ensure a comfortable stay for all guests and to help us maintain our properties to a high standard, we ask all guests to observe the following house rules. These apply to both Briany House and La Belle Maison unless otherwise stated.
Check-In & Check-Out
- Check-in is from 3:00pm. Please let us know your expected arrival time in advance.
- Check-out is by 10:00am. Please ensure you have vacated the property by this time.
- Early check-in and late check-out may be available on request — please ask us in advance.
Noise & Neighbours
- Please keep noise to a reasonable level after 10:00pm and before 8:00am.
- Both properties are in residential areas — please be considerate of neighbours.
- Parties and large gatherings are not permitted without prior agreement.
Smoking
- Smoking and vaping are strictly prohibited inside both properties.
- Smoking is permitted outside in the garden or on the patio. Please dispose of cigarette ends responsibly.
- A cleaning charge will apply if evidence of indoor smoking is found.
Guests & Visitors
- Only registered guests may stay overnight. Unregistered overnight guests are not permitted.
- Day visitors are welcome with prior agreement. Please let us know in advance.
- The maximum occupancy for Briany House is 6 guests. Please do not exceed this.
Pets
- Up to 2 dogs are welcome at both properties. Please declare your dog(s) at the time of booking.
- Dogs must be kept under control and must not be left unattended in the property.
- At La Belle Maison, dogs must be sociable — our three resident cocker spaniels live on-site.
- Please clean up after your dog in the garden and surrounding area.
- Dogs are not permitted on furniture or beds unless you have brought your own protective covers.
Property Care
- Please treat the property and its contents with care and respect.
- Report any damage or breakages to us as soon as possible — accidents happen and we appreciate honesty.
- Please do not move furniture between rooms.
- Please remove shoes in the hallway to help keep the property clean.
Kitchen & Waste
- Please wash up and leave the kitchen clean and tidy after use.
- Rubbish should be placed in the bins provided. Please separate recycling where possible.
- Bin collection days will be noted in the welcome pack — please put bins out if your stay covers a collection day.
Security
- Please ensure all windows and doors are locked when you leave the property.
- Keep the key safe code confidential and do not share it with anyone not registered as a guest.
- We are not responsible for the loss of personal belongings during your stay.
On Departure
- Please strip the beds and leave used towels in the bathroom before you leave.
- Wash up and leave the kitchen as you found it.
- Dispose of any remaining food and empty the bins.
- Return all keys and ensure the property is locked.
- Let us know if anything needs attention — we appreciate your feedback.
